The hotel sector, including the hotel sector, is actively developing in the capital. The demand for comfortable accommodation in Moscow is increasing due to the growing number of tourists. Last year there was a new record of 26 million tourists.

Hotel boom: the number of rooms in the capital is increasing

Last summer, according to preliminary estimates, the occupancy rate of 3- to 5-star hotels in the capital reached 78%.

“In the context of high demand, the city and business are jointly creating conditions for the development of the hotel sector and high-quality tourist accommodation facilities. Today there are more than 2.2 thousand accommodation establishments in Moscow, about 445 thousand people can stay at the same time, which is equivalent to the population of a small city. The total number of rooms in the capital exceeds 114 thousand and by 2030, according to the tourism development program Moscow, we try to increase it by 25.7 thousands of other rooms. A diverse offer in categories from three to five stars ensures comfort not only for tourists, but also for Muscovites: today, on average, 15% of all guests of hotels in the capital are city residents,” noted Deputy Chief of Office of the Mayor and Administration of Moscow, Chairman of the Capital Tourism Committee Evgeny Kozlov.

The active development of the hotel sector has become possible thanks to existing business support programs. Since 2023, 25 new hotels have been opened in the capital, the number of rooms increased by 2,408 rooms and 4,916 beds. Two historic buildings have been given new life as hotels.

The city's preferential rental program “1 ruble/m2/year” helps open businesses in promising urban locations.

“The program “1 ruble per square meter per year” for opening hotels has been operating in the capital since 2022. It allows the restoration of city real estate, including the restoration of architectural monuments, as well as the development of hotel business. In this case, the number of rooms must make up at least 75% of the total area of the building, and the hotel itself must undergo a classification process and receive a “three-star”, “four-star” or “five-star” rating. here, as part of program, investors are renting 5 buildings with a total area of more than 2.3 thousand square meters, and 4 of them have been transferred at preferential prices,” said Ekaterina Solovyova, Minister of the Government of Moscow, head of the Capital City Property Department.

Thanks to the program “1 ruble per square meter per year” several hotels were opened in the capital. The three-star Innova Hotel opens in fall 2023 on Zatsepa Street. After completing the renovation and fully meeting the program's conditions, the investor rents a building with an area of ​​288.2 square meters at a preferential price of 1 ruble/m2/year.

Maslov Hotel is located on Mironovskaya Street. Its area is 474.5 square meters. This 3-star hotel will be operated under preferential conditions under the city's program from the end of 2023.

The tenant, who opened a three-star hotel in the house of merchant Bavykin on Elektrozavodskaya Street, completed restoration work and moved to preferential rental rates in the fall of 2024. At his disposal is a historical building with an area of ​​422.8 square meters.

A four-star hotel opened in the house of artist brothers Konstantin and Sergei Korovin on Tovarishchesky Street. The 255.7 square meter 19th century building is available for lease in July 2023. The developer has completed the necessary restoration work and meets the requirements for classification and number of rooms. The property will be converted to preferential lease starting from January 1 this year.
